Minnesota Houses for Sale

by MN Homes

When searching for Minnesota homes for sale, you will have several styles to choose from. The Twin Cities themselves grew up from the central Minneapolis/St. Paul waterway hubs outward. The earliest veins of growth of MN homes for sale actually followed the waterways out from the city, so if you follow the Mississippi, Minnesota or other rivers out you will find the older homes for sale in Minnesota and other buildings. Water is the basis, after all, of some main shipping, processing and transportation in those days. Lumber, flour mills and other industry required the waterways for their business, and where there are jobs, there will be a population of residents. As the cities and neighborhoods filled in, the homes for sale in MN and buildings are newer.

So if you know what age of the Minnesota homes for sale you will be looking for, this will somewhat determine what part of town you will be in. Now there are always exceptions to the rule. If an MN home for sale has been torn down due to damage or developer choice, you will find newer structures in older neighborhoods. You may also see areas where an original farmhouse from the early 1900’s is standing in the middle of a bunch of newer homes for sale in Minnesota. This happens when the farmer holds his land for a while, then eventually sells off parts of it as the city fills in.

Whatever your preferences, you are sure to find homes for sale in MN to match your criteria with approximately 30,000 on the market right now. Choose from one story, one and a half stories, two story, two story modified, more than 2 stories, split level, three level split, four or more level split, or “other” which may include manufactured homes and other non-standard layouts. The age of the Minnesota home for sale will also somewhat dictate styles available as certain trends lent themselves to certain periods of time. New construction typically offers the widest variety of selections.

MN Condos & Lofts

by MN Homes

Condos in Minnesota come in about as wide a variety as anywhere else in the nation. We have high rises, low rises, lofts and co-ops. There are also manors and villages, converted mansions, and two unit condos.

For most people, when we say condos Minneapolis, they think a large building that looks like apartments, but are owner occupied. Well, those are an option, but that’s only a part of what’s available out there. It is true, Minneapolis condos lofts and co-ops are often that style, but certainly not the rule and vary significantly by area. For example condos for sale in the warehouse district, are almost entirely lofts. This is probably obvious by the name, but that is simply because they are mostly converted warehouses which naturally make great lofts.

Whatever your preference of condos in Minnesota, there’s sure to be one to please you. You can literally find any price range and a wide variety of square footage, etc. For example, you can find condos for sale well under $100,000, especially the senior living facilities (usually 55+), and you can find condos for well into the $1,000,000 plus range. Condos at the low end may even be studio condos (no bedroom separated by a door), or smaller 1 bedroom condos with less than traditional square footage – as low as 300-400 square feet, about the size of a standard hotel room. Comparatively, condos for sale in MN can have square footage comparable to that of a single family home with literally thousands of square feet and 5 or more bedrooms.

If you are ready to search for condos in Minnesota, get on to the MLS and type in your criteria. All active condos for sale will be available to browse. Type in your search criteria, location and price range. If you’re finding too few condos for sale in your range, try broadening the search criteria. If your search reveals too many condos for sale, try narrowing your search criteria a bit to view and compare a few at a time. If you need help or are having trouble searching, just contact a local Realtor by phone or email and they can help you.

Often they have access to additional search criteria that are not available on the public MLS search. For example, Realtors have the ability to search by school district, by zip code, or even by range of association fees.

MN Lake Homes, Property & Real Estate

by MN Homes

Minnesota lake homes are nationally renowned. The state itself is actually known as the Land of 10,000 lakes, but if we define a lake as a body of water 10 acres in size or more (that’s roughly 40,000 square meters), Minnesota actually has closer to 12,000 lakes, which means lots of MN lake property! That’s more shoreline than Florida, California and Hawaii combined. Much of these lakes were formed as the last ice age hosted glaciers moving back and forth across the state.
In fact in areas where there are multiple lakes in one area or many lakes in a row is often where there was the end of an ice sheet as the glacier receded, leaving an abundance of lakeshore in Minnesota.

So if you’re someone who is looking for lakeshore property & cabins in MN, you’re sure to find one that suits your needs. When searching for Minnesota lake property, first it will be necessary to determine if you will be using boats, jet skis and other water sports equipment. If so, you will obviously have a preference for lake homes for sale that have deeded access or direct access to the water, and recreational lakes or private lakes that are of a suitable size for these activities. Once that is determined, you may want your lakeshore property to be within a certain distance of the Twin Cities, or the Duluth airport, or other key locations for the purpose of transportation. Next you will determine your ideal price range and the usage for your new lake property. For a year round home you will most likely have a higher budget than someone looking for smaller multi-use cabins. Year round homes also typically have more premium amenities, more square footage and more garage space than the seasonal lakeshore cabins would feature.

Now that you’ve determined this information, you’re ready to search the MLS for lakeshore for sale. Enter that data plus any other preferences you may have for the most precise lakeshore realty search.
The more detailed you can be, the more accurate your search will be and the fewer lakeshore properties you will have to weed through. If you are not yet certain what you like, enter the parameters you do know, and begin shopping a broad search until you begin to become familiar with what it is you really desire. Once you find some Minnesota lake lots or lakeshore homes that really suit your needs, take some time to view listings in person. Simply book a showing online and an agent will accommodate your needs.

MN Townhomes for Sale

by MN Homes

Townhomes in Minnesota come in an assortment of styles, prices and locations. If you are someone searching townhomes for sale, you will be choosing either a side by side townhome, detached townhome or quad (4 corners). On rare occasions, the side by side will actually be and up/down townhome, but Minneapolis townhomes tend to stay within the first 3 categories.

Now let’s clarify what that actually means. MN townhomes all have an association, which means unlike most single family homes they share some common facilities and/or amenities. That could mean a parking lot, pool, playground, basketball or tennis courts: whatever the specific facilities for that community are. As such, they will have an association fee, sometimes called HOA, or Home Owners Association. That fee covers the maintenance and upkeep of the common areas as well as any community provided services or utilities such as sewer, water, trash and recycling.

To more clearly define the styles of townhomes in Minnesota, let’s take a look at the most common style, the side x side. This can be as many or as few in a row as the developer determines, but unless you’re in an end unit, you’ll have a neighbor on each side of you. This is why they are frequently referred to as row homes. These buildings can have both front and rear entrances usually with a tuck-under garage.

Or you could have neighbors on both sides and behind you if the only entrance for this unit is through the front only. Quads have neighbors on 2 adjoining walls and 2 open walls. It is common to see this style of townhomes for sale with a patio or other private garden area.
Lastly there are the detached MN townhomes. They are most like a single family home that share the local facilities. They share no wall with other townhomes and can have attached or detached garages.

If you are just beginning your search for townhomes in Minnesota, look around the Minnesota MLS. Type in your Minneapolis townhomes criteria and request showings of your favorite ones. It may be challenging to know everything about townhomes for sale unless you can see them in person. The photos only tell you a small piece of the story.
