Find a way to warm up the temperature under there using a small portable heater, and/or flood lights, but keeping the crawl space closed.   Keep an eye on it, for fire safety, but keep the water lines open.   When the water starts flowing again, remove the heater etc. . . keep one of the taps open to a slow drip mode at night.   This will keep the water flowing through the pipes, preventing them from freezing up, until you can do the insulating job needed.   Hope that helps, thanks for asking. </description>

Should your parents or yourself get pulled over by law enforcement all you need to do is show the title and bill of sale and you should be ok.   I have been told that some states require you to get a piece of paper from the DMV that says the vehicle is &quot;In Transit&quot; I don&#039;t know if your state requires this or not therefore you will need to contact your local DMV to see if this is required.   While you have them on the phone, ask them what the requirements are in your situation.   They should know!!  You don&#039;t want to put a license plate on the vehicle that belongs to another vehicle.   That would probably get you a ticket if you get pulled over.   When they run the make and model and license plate you will be caught for sure.   You may be allowed to transfer the plates to your new vehicle but only after you have got the new vehicle titled in your name.   You are probably correct in saying you think you have 30 days to get the title changed and license plates on the vehicle.   The 30 day thing seems to be the norm for most states, but to be on the safe side contact your local DMV office and make sure this is correct.   Also, make sure that the new vehicle has insurance on it before your parents drive it away from the previous owner.   You for sure don&#039;t want to get out on the road and end up in a accident and someone get hurt bad or killed and you with no insurance. He is correct on foreclosures. . . . they often don&#039;t turn out well and are very difficult to close.  They usually work out best for an investor that can pay cash or has access to alternate option funding.   That is why you don&#039;t see the general population purchasing foreclosures. . . there are alos a lot of title issues that usually cannot be cleared up in order to close on time, because everyone that the homeowner owes money to, runs and starts filing liens against the home, taxes are not paid. . . you can get the picture of what goes on. 

Make sure that you and your Realtor sit down and talk about the area that you are wanting to buy in, and if the price range you want is even POSSIBLE.   

There is an area called Dilworth in my city. . . an 950 sq ft home will cost you $250,000.   I have people that come here from out of town, they drive through, LOVE the neighborhood, and they excitedly and call me to tell me that they have found the PERFECT neighborhood where they want to live. . . . but then ask, &quot;Our budget is $150 to 175K max&quot;.   What they don&#039;t understand, is not that I don&#039;t want to help them, but things haven&#039;t sold in that price for YEARS and property frequently goes above asking price. . . they don&#039;t even believe that those tiny homes are going for that price. . and they think I&#039;m lying!

I always tell them. . . if you can find one that has been on the MLS for longer than 2 weeks in that price range, I will represent you commission free. 

So far, no takers. 

Just communicate. . don&#039;t be afraid to ask questions!

Also, find out if his office has a public access to the local MLS so you can do searches for yourself. . . . sometimes what he thinks you may not like, may appeal to you.

I guess if he feels you can get homes listed at 200k for around 170k after negotiation he is not all that bad.  He may be trying to get you a better home for the money. They allowed 17 goals during the last four games and only 11 goals in the other 8 games. . .  I think its safe to say the injuries are having a negative effect.

Yes, I think you are obligated to pay your full month&#039;s rent if you lived there for a full month.  If not, they COULD take legal action.  The only thing is, is that most lawyers won&#039;t want to pick up the case because it just isn&#039;t over that much money.

My opinion, $700/mo.  is too much to pay for one bedroom.   I&#039;m renting a house with 2-3 bedrooms, 2 baths for $550 (really $565 due to our dogs). </description>

For instance, my office does not charge a monthly fee and I am not required to work X amount of hours in office.  I do most of my work from home. 
Also, my broker only charges me 25% of each commission up to $7500.  per year.  This works for me.  After I reach $7500.  100% of the commission is mine.  Each year starts a new period. 

Some offices in my area charge up to $300.  per month to work in the office and 50% of each commission up to $15,000.

		<description>I have noticed that smaller companies, particularly in rural areas, are not part of the MLS because it is too pricey to buy into. Which means, basically paying a hefty sum of money every year.   Some agents don&#039;t want to do it.   Even if they don&#039;t have to become Realtors to get MLS access, they still  have to pay for MLS if they want it, maybe they are too cheap.   
It doesn&#039;t really seem like those are the people I would want to work with.   If they can&#039;t advertise a home on the MLS, then they can&#039;t search it either for their buyers.   As far as I can tell, the only benefit is not having to pay money.   But I just wonder how much they are losing from not using it. </description>
